Guide to Renting

With any significant financial agreement, you’ll be subject to a credit check to make sure you can afford the regular payments and fees. So, before you start looking on the market, make sure that you know what you can afford.

Think about what you want and what is most important to you. What is your ideal location, number of bedrooms, outside space, etc; then search the market using the tools at your disposal. You can even contact our office and we might be able to find a property which hasn’t yet come to market.
Once you have found a property in which you are interested make sure to give us a call. We will run through the various requirements and arrange a convenient viewing appointment for you.
Once you have seen the property for you, let us know so that we can get the relevant application forms to you and reserve the property upon receipt of your holding deposit.
As part of the application, you will be required to prove an income of 2.5 x the annual rent of the property and have a clean credit history. If you do not, a suitable guarantor may be required. You will also have to pass the right to rent checks by providing one x form of proof of ID (preferably a passport) and proof of address.
Once all the checks have been conducted, you will sign the tenancy agreement which is there to protect you as a tenant as well as the landlord. At this point, the remainder of the security deposit and first rent payment must be made in cleared funds. Your deposit will be registered with a government approved deposit scheme.
Before you move in, you should secure contents insurance to cover your own possessions. An inventory/schedule of condition describing the present condition of the property will also have been prepared. This document will be used at the end of the tenancy to fairly assess whether any deposit deductions are required.
During the tenancy you will be obligated to pay your rent on time, pay the council tax and utility bills unless stated otherwise in your agreement. You will also be expected to carry out basic maintenance, dispose of rubbish and advise of any repair work that is required to either the landlord directly or the office for a managed property.
We will write to you a couple of months prior to the end of your tenancy to ask whether you would like to extend your tenancy or vacate. Once this has been established, we will then take the appropriate actions.
Before moving out, you must pay any rent that is due, hand back all keys, dispose of any rubbish, replace any broken lightbulbs, redirect your mail, cancel your standing orders and ensure that the property is left in a clean state.
For managed properties, we will undertake a final inspection once the keys have been returned. You are expected to leave the property in the same condition as you found it – allowing for fair wear and tear. If this is the case, your deposit will be refunded to you in full.
